Project Selection Process

The selection process that we follow is made up of a number of important steps, many of which follow legal guidelines and have to be overseen by a lawyer.

Firstly the groups´ investment company elysian Investment deploys a market research team who identify not only potential countries of interest, but specific areas and markets within them where conditions are favorable for sustained property price growth. Factors such as economic development, infrastructure, domestic demand and tourism have to be taken into account, along with the current supply and demand of property in these areas. After much research and exploration within these areas strategic decisions are then made as to the suitability of the market and the most potentially profitable path to take. In some cases, such as metropolitan zones, for example, property that appeals to the domestic market may have the most potential, or on the other hand it may be a case of deciding between, beach front, golf orientated or ski based tourist areas.

Having decided on our area the elysian International then has to find a suitable project which can be just as hard to identify as the area itself, because of the many different factors involved. Firstly, it has to be in a suitable, desirable location, with good access and nearby amenities. Secondly we have to work with our lawyers to ascertain whether the land on which the development is being built has been acquired legally and possess all the correct building permits. Thirdly we look at the track record of the developer to make sure that the properties will be built to a high standard. If all of this is successfully verified we then proceed and negotiate a price and the right to promote the project with the developer.

Depending on the exact development plots can then be purchased purely as a land investment, or bought off plan with the knowledge that the specified property will be built as stated in the purchase contract. This is when the marketing division of elysian Investment comes into play, publishing the reports drawn up by the market research department and compiling all the relevant data into readable and informative project brochures.
